2008/9 - Godrej Garden City - In very sorry state at this moment
What is happening to Godrej Garden City - Ahmedabad? This project was announced in 2008/9
There is negligible construction at the site. Although they do have a site office there. They have stopped further booking. They have a great model to display in glass and if you ask them if this is what it is going to look like, they say "Plan may change as per needs of the future - this building may go away and that.. yikes". So what they show you in brochure i.e apartments, free space, commercial space, etc may be very different in this 10 year project. You are sold something and given something else!!!!
Already know of few people who took their deposits back from this project. Narendra Modi inaugurating it last month did not change anything. You can't even go and see the percentage work complete. Security won't allow you to see it. To our knowledge this project as of today is very gloomy!
2010 - Shantigram Township S. G. Highway - Adani Group - Very bad location
Current state today - there is not even a board/hoarding outside the place - GO AND SEE FOR YOURSELF IF YOU CAN FIND IT EASILY ON S.G.ROAD. No one knows where this township is planned. You have to go on S.G.Highway go in small lane next to Kake Ka Dhaba and there is some barren undeveloped land with no office. Boo!!
Having lots of advertisemtns, a good web-site and few social media/SEO will make a fool of few people. Here it where - it even gets worse. Without putting in a single brick or even a hoarding, they are seeking 20% advance payment.

Ever heard of Reliance Petrol Pump owner woes? - It was Reliance Group that has duped Reliance Petrol Pump owners of crores and croes. Adani Group is not reliable either! Many legal inquiries are there. Allegations of bribes are also there. Only way for them to prove the worth here is for them to invest and build basic infrastructure around the project, start some construction - 10% complete or something, and then ask for money from people.
Loot mach rahi hein because Real Estate is high. There is no shortage of fools around who invest in such schemes just on advertisements. Rs 2600/ Sq. ft and superbuilt up 35% is outrageous price for 15 kms outside of Ahmedabad, even further then Vaishnaodevi. It is guranteed that this place won't have people moving in for at least 15 years. Many who invest today will not live to stay here. Your effective rate for this project comes to Rs 42,000 per sq. yard(most expensive in Ahmedabad) with no guarantees of delivery, penalties and with not a single brick laid.
When you are making investments in townships, it is always best to wait till 30% of project is done and people have started moving in. Such townships won't get built in one go or even in 5 years. They do get built in phases - if at all they get off.
People outside of Ahmedabad will get carried away by ads and hype and put in their hard earned money. If you invest in it, forget about moving here for 15 years. You won't be able to commute around from here. Think about it - what if you have to get into legal battle in future?
